Zoning Permits FAQ

  1. Where can I get a town zoning permit application?
    Zoning permit applications are available at the Planning Department located at 302 Main Street or you can download a zoning permit application by clicking HERE.

  2. How much does a town zoning permit cost?
    Primary Structures (residences) and Commerical Structures - $75.00. All other permits - $25.00. Only cash or checks are accepted. Checks can be made payable to "Town of Smithfield".

  3. Do I need a permit for a fence?
    Yes. You also need a building permit from Isle of Wight County (357-3191). The documents that you need for a town zoning permit are a) completed zoning permit application; b) $25.00; and c) a recent survey/plat of your property with the fence drawn on it. For the current regulations on fences in Smithfield, please contact the Planning Department at 365-4200.

  4. Do I need a permit for a shed?
    Yes. Regardless of the size of the shed or how it's built, a town zoning permit is required. If the shed is LESS than 150 square feet, you do NOT need a building permit. If the shed is GREATER than 150 square feet, you need a building permit from Isle of Wight County (357-3191). The documents that you need for a town zoning permit are a) completed zoning permit application; b) $25.00; and c) a recent survey/plat of your property with the shed drawn on it (to scale).   5. Do I need a permit for a swimming pool?
    Yes, if your pool requires electrical service to operate it, a town zoning permit is required. You also need a building permit from Isle of Wight County (357-3191). There may also be additional Building Code requirements for your swimming pools (i.e., fence, gate, etc.) Contact the Isle of Wight County Building Inspections to determine whether or not the type of pool that you intend on installing calls for additional requirements. The documents that you need for a town zoning permit are a) completed zoning permit application; b) $25.00; and c) a recent survey/plat of your property with the swimming pool drawn on it (to scale).   6. How much does a building permit from Isle of Wight County cost?
    Contact the Isle of Wight County Building Inspections at 357-3191.
