Zoning Permit FAQs

Where can I get a town zoning permit application?

Zoning Permit Applications are available at the Planning Department located at 310 Institute Street or you can
download the Zoning Permit Application.

 

How much does a town zoning permit cost?

Primary Structures (residences) and Commercial Structures - $75.00. All other permits - $30.00. Only cash or checks are accepted. Checks should be made payable to "Town of Smithfield".

 

Do I need a permit for a fence?

Yes. You also need a Building Permit from Isle of Wight County (757-365-6213). You willl need the following for a Zoning Permit:

  1. A completed zoning permit application.
  2. $30.00
  3. A recent survey/plat of your property with the fence drawn on it. (For the current regulations on fences in Smithfield, please contact the Planning Department at 757-365-4200.

 

Do I need a permit for a shed?

Yes. Regardless of the size of the shed or how it's built, a town zoning permit is required. If the shed is GREATER than 256 square feet, you also need a Building Permit from Isle of Wight County (757-365-6213). You will need the following for a Zoning Permit:

  1. A completed zoning permit application
  2. $30.00
  3. A recent survey/plat of your property with the shed drawn on it (to scale). (For the current regulations on sheds in Smithfield, please contact the Planning Department at 757-365-4200.

 

Do I need a permit for a swimming pool?

Yes, if your pool requires electrical service to operate it, a town zoning permit is required. You also need a Building Permit from Isle of Wight County (757-365-6213). There may also be additional Building Code requirements for your swimming pools (i.e., fence, gate, etc.) Contact the Isle of Wight County Building Inspections to determine whether or not the type of pool that you intend on installing calls for additional requirements. You will need the following for a Zoning Permit:

  1. A completed zoning permit application
  2. $30.00
  3. A recent survey/plat of your property with the pool drawn on it (to scale). (For the current regulations on swimming pools in Smithfield, please contact the Planning Department at 757-365-4200.
