SPECIAL YARD EXCEPTION
Notice is hereby given that the Board of Zoning Appeals of the Town of Smithfield, Virginia, will hold a public hearing at the regular meeting of the Board of Zoning Appeals in the council chambers in The Smithfield Center, 220 N. Church Street, meeting room A, Smithfield, Virginia on Tuesday, July 18th, 2023, at 7:30 p.m. to consider the application of Michael Rowe, owner and applicant, for a special yard exception under the provisions of Article 12, Section F.7.d. of the Zoning Ordinance of the Town of Smithfield, Virginia, adopted September 1, 1998, and as amended thereafter, in order to approve a special yard exception to allow the construction of a single-family residential structure with a front yard setback of 27.44 feet, 28.46 feet, and 30.95 feet, encroaching into the 35 foot front yard setback, approximately 7.56 feet +/. The property is located at Lot 98 Smithfield Boulevard (TPIN: 22E-01-098) and is zoned N-R Neighborhood Residential District.
Any person affected by or interested in the aforesaid application may appear at the hearing and be heard. Church Street, meeting room A, Smithfield, Virginia on Tuesday, July 18th, 2023, at 7:30 p.m. to consider the application of Innovative Design LLC C/O Christopher Davis, applicant, and Southeastern Property Management LLC, owner for a special yard exception under the provisions of Article 12, Section F.7.b of the Zoning Ordinance of the Town of Smithfield, Virginia, adopted September 1, 1998, and as amended thereafter, in order to approve a special yard exception to allow the construction of a single-family residential structure with a rear yard setback of 8.94 feet, encroaching into the 25 foot required rear yard setback, approximately 16.10 feet +/-. The property is located at Lot 3 Quail Street (TPIN: 21A-09-003). The subject property is zoned DN-R (Downtown Neighborhood Residential) District.
